Villa streets lead straight to a free beach, with a running track, volleyball courts and food trucks along the shore
The closest neighborhoods in the same city.
Walk from the villa streets of Umm Suqeim 1 toward the sea and you'll hit Kite Beach, a public beach with free admission. There's a 14-kilometer jogging and cycling path along the coast, plus outdoor fitness areas and volleyball courts that are free and first-come, first-served. Food here is mostly from food trucks—grab-and-go light bites.
Housing is mainly 3- to 7-bedroom detached or semi-detached villas, most with private backyards. Umm Suqeim 2, further south, has a small cluster of residential towers as well, with its own public beach.
For everyday shopping, there's Choithrams, Union Coop, and Grandiose Supermarket. Dubai London Clinic & Speciality Hospital on Jumeirah Street is open 24 hours.
For schools, there's Collegiate American School; Kings' School Dubai, which follows the British curriculum, is in Umm Suqeim 3 to the south, outside this neighborhood. Going by our scores, greenery ranks 2nd out of 20 neighborhoods in Dubai, putting it in the upper tier.
There's no Dubai Metro station here—the nearest Red Line station is about 5 kilometers from the beach, so you'll need a taxi or a bus connection. Going by our scores, convenience ranks 16th, putting it in the lower tier in Dubai.
Parking by the beach is RTA paid parking, free only on Sundays and public holidays; Friday and Saturday evenings are the busiest.
RTA awarded a contract on April 26, 2026 for the Al Wasl Road upgrade: a tunnel will be built at the intersection of Al Wasl Road and Al Manara Street on the eastern edge, and the intersection with Al Thanya Street will also be improved. The press release didn't give a completion date.
Umm Suqeim is divided into three sub-communities: Al Manara Road separates 1 and 2, Al Thanya Road separates 2 and 3, and Umm Al Sheif Road marks the border with Jumeirah to the north. This neighborhood combines areas 1 and 2, with Kite Beach located in area 1.
The same upgrade project also calls for improved sidewalks and bike paths. A completion date hasn't been announced yet.

Maps show the shops and the sights. What a street is like, you only know by walking it. TidyMap uses AI street imagery analysis and public facility data to turn each area's street environment and everyday convenience into something you can compare. Search an address and look at the street outside first.
How to read it: yellow = poor, blue = good; grey = not enough data
TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. Street environment scores use AI assessments of imagery; convenience scores use public facility data.
