Local guide

01First impressions

The coastline of Umm Suqeim 3 is lined with hotels and resorts: Jumeirah Beach Hotel, Burj Al Arab, and Wild Wadi Waterpark are all along this stretch. The homes are further inland, and Al Thanya Road along the northern edge is considered the most important road in all of Umm Suqeim, because residents live along it.

Inland, it's mostly detached and semi-detached villas with 3 to 7 bedrooms, plus some gated villa communities. There's an exception on the coast too: Madinat Jumeirah Living, next to Burj Al Arab, is a freehold apartment development that started handing over units in February 2022.

02What works

The inland blocks have Kings' School Dubai and Raffles International School, both offering the British curriculum. For hospitals, there's Novomed Surgical Hospital.

Within the neighborhood there's a small grocery store, Omar Al Muhairi Grocery; for supermarkets like Choithrams and Union Coop, you'll need to go north to the next neighborhood over. Going by our scores, greenery ranks 5th out of 20 neighborhoods in Dubai, putting it in the upper range.

03Heads-up

If you're planning to live here long-term, you'll likely want the inland villa blocks; the coastal strip is dominated by hotels and resorts, with lots of tourists. In our scoring, most of the sample points fall along the coast and a few major roads, so the scores may not fully reflect the inland villa streets.

There's no Dubai Metro station here, and getting to the nearest Red Line station takes a bus or a car. Going by our scores, convenience ranks 15th, putting it in the lower range in Dubai.

RTA awarded the contract for rebuilding Umm Suqeim Street along the southern edge on April 26, 2026, with 2 tunnels being built right at this neighborhood's southwest and southeast intersections. The press release didn't give a completion date.

04A bit of history

This area used to be called Chicago Beach, and the old Chicago Beach Hotel was demolished during the construction of Burj Al Arab. Burj Al Arab was built on an artificial island 280 meters offshore and opened on December 1, 1999.

05What's coming

Burj Al Arab announced an 18-month renovation in April 2026 and is currently closed, expected to reopen to guests in October 2027; until then, you can only view it from outside.

How are these measured?

Compared against the Dubai neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
