This neighborhood is the apartment core of Dubai Hills: around Dubai Hills Mall and the central park. Bayut says the whole community is designed for families.
Park Heights, on the Al Khail Road side, is a gated sub-community with towers mostly 15 to 25 stories tall. It has 1- to 3-bedroom apartments within walking distance of the mall and park, and realtor articles say renters here are mostly young professionals and couples.
The whole Dubai Hills Estate spans 2,700 acres, with the villas and the 18-hole golf course in the middle all lying outside the core. Those areas aren't part of this neighborhood, so the scores here only reflect the apartment core.
You can do your grocery shopping at Dubai Hills Mall, which has a Géant hypermarket on the ground floor. The mall has two levels and about 650 shops and restaurants in total.
Dubai Hills Park, right in the center of the community, covers 180,000 square meters. Realtor articles say that compared to most master-planned communities in Dubai, where you usually need a car, this one clearly has more places you can reach on foot. Emaar has also laid out 54 kilometers of cycling routes.
Going by our scores, the apartment core ranks 3rd out of 20 neighborhoods in Dubai for cleanliness, and 3rd for greenery.
You won't need to leave the community for healthcare or schooling either. There's an American Hospital clinic inside the mall, and the 24-hour King's College Hospital is just outside the neighborhood to the east. North of the neighborhood is GEMS Wellington Academy, Al Khail, a British curriculum school that goes up through Year 13.
There's no Dubai Metro station in the community. Emaar says it takes 15 to 20 minutes to reach the nearest one, Equiti Station. Realtor articles note that if you drive on Al Khail Road, the exits get backed up during peak hours, so you should budget an extra 10 to 20 minutes for your commute.
Realtor articles estimate about 20% of the whole community is still under construction, but most of the remaining work is on the outskirts. Bayut says a number of projects are still in presale.
Dubai Hills Estate was developed as a joint venture between Emaar and Meraas, covering about 11 million square meters.
The mall serving the apartment core came later: Dubai Hills Mall opened on February 17, 2022.

Maps show the shops and the sights. What a street is like, you only know by walking it. TidyMap uses AI street imagery analysis and public facility data to turn each area's street environment and everyday convenience into something you can compare. Search an address and look at the street outside first.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. Street environment scores use AI assessments of imagery; convenience scores use public facility data.
