01First impressions

The apartments in City Walk have cafes right downstairs, Carrefour Market is within walking distance, and you don't even need to drive for weekend shopping at City Walk Mall. This is a semi-pedestrian neighborhood developed by Meraas in Al Wasl, opened to the public in February 2016.

Wide pedestrian boulevards are lined with open-air cafes and street art, and the walkways have shaded arcades. Right next to the retail promenade are the low-rise City Walk Residential buildings; the greener cluster facing the park is called Central Park at City Walk.

One review says it feels very central without feeling like a high-rise district.

02What works

The neighborhood has the concert venue Coca-Cola Arena and the indoor rainforest attraction The Green Planet. Box Park on Al Wasl Road is built from converted shipping containers, with small shops, restaurants, and a small theater.

There are 22 schools within 5 kilometers, with the nearest, Citizens School, about 500 meters outside the neighborhood. Going by our scores, greenery ranks 8th out of 20 neighborhoods in Dubai.

03Heads-up

There's no Dubai Metro station inside the community; it's about a 20-minute walk to the Red Line's Burj Khalifa / Dubai Mall station. Residents use dedicated parking spots in their buildings, while visitor parking is charged by the hour; the side streets and parking near the older buildings are narrower.

On Friday nights the streets are busy and there are street performers; one review says it's not ideal for anyone wanting complete quiet. Even though shopping is within walking distance, going by our scores, convenience ranks 12th and sidewalks rank 14th, both in the lower-middle range.

RTA awarded the contract on April 26, 2026 for the redevelopment of Al Safa Street on the northern edge, which will include 2 bridges and 2 tunnels; the same project also widens Al Wasl Road on the western edge. The press release didn't give a completion date, and construction has already started on City Walk Crestlane Phase 3 within the neighborhood.

04A bit of history

City Walk covers more than 900,000 square meters, built in two phases, mixing commercial and residential space. In 2017, a 24-hour smart police station opened here.

05What's coming

Crestlane Phase 3 consists of 4 buildings with a total of 394 apartments, expected to be completed in the third quarter of 2028.

How are these measured?

Compared against the Dubai neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
