Local guide

01First impressions

Developer Nakheel laid out Jumeirah Village Circle as a circle, and the road network winds around in a loop to match. Inside the circle are more than 350 buildings plus rows of townhouses, with 33 landscaped parks scattered throughout. Sports courts, schools, and mosques are also spread among these green spaces. The neighborhood is known for being family-friendly and pet-friendly, with a relatively quiet environment and a relaxed pace.

02What works

For families, the community has padel courts, jogging trails, and a children's play area. For school, JSS International School within the neighborhood covers kindergarten through grade 12. For bigger shopping trips, you can go to Circle Mall next to Hessa Street, which has a Nesto hypermarket inside. The mall rooftop also has an outdoor pool and two tennis courts.

03Heads-up

The trade-off is transportation: this neighborhood ranks second from the bottom among Dubai's 20 neighborhoods for transportation, scoring just 1.0. There's no metro or tram station within the neighborhood or within 150 meters of its border, and the nearest metro station is about 4.6 kilometers away in a straight line from the neighborhood boundary. That's Dubai Internet City station on the Red Line, about an 11-minute drive. Most residents rely on buses, taxis, or driving themselves to catch the metro. On our hospital list, there isn't a single hospital within the neighborhood or within 1.5 kilometers outside it. Going by our scores, street greenery comes in at 5.9, ranking 12th among Dubai's 20 neighborhoods, so for green space you'll need to head into one of the 33 parks inside the circle.

04A bit of history

In 2005, Nakheel launched Jumeirah Village Circle as a freehold, master-planned community. The 2008 financial crisis stalled development for several years, and it wasn't until 2013 that 615 villas and 400 townhouses were completed. In 2017, JSS International School relocated here from nearby Al Barsha. In April 2021, Circle Mall opened, and the mosque next door also opened that same month, becoming the community's third mosque.

05What's coming

In April 2026, the Dubai government announced the Gold Line metro, spanning 42 kilometers with 18 stations, expected to open in September 2032. The route serves locations including Jumeirah Village Circle, but the announcement did not list where the stations will be.

How are these measured?

Compared against the Dubai neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
