01First impressions

The Greens is a low-rise community of five-story apartment buildings, built along one side of the man-made lake at the heart of the community. A paved path runs all the way around the lake, and the community is pet-friendly—you'll often see people walking their dogs along it.

This side of the lake is lined with ochre- and yellow-colored low-rise blocks, while the high-rises of The Views sit across the water. The two sides were developed separately, but residents of the towers treat the green space by the lake as their own front yard too. People here are often described as long-term professionals and families, and neighbors know each other.

02What works

Going by our scores, The Greens ranks 1st out of 20 Dubai neighborhoods for greenery and 2nd for sidewalks—besides the path around the lake, the streets inside the community are also pleasant to walk.

On the low-rise side, every four buildings share a temperature-controlled pool, plus a gym, a kids' play area, and a barbecue area. The Greens Souk, the community center, has a supermarket, pharmacy, bank, and dry cleaner, and most of the restaurants are here too.

The community is home to Regent International School, which follows the British curriculum from FS1 through Year 13. For medical care there are clinics and pharmacies within the community, though you'll need to go to Al Barsha for a hospital.

03Heads-up

Going by our scores, The Greens ranks 12th out of 20 Dubai neighborhoods for transit. There's no metro station inside the community—you'd need to go to the nearby Dubai Internet City or Al Khail stations on the Red Line—but there are two shuttle buses, F31 and F35. The Views side doesn't have its own bus route.

Each unit comes with just one dedicated parking spot, so a second car has to park on the street, and street parking gets hard to find in the evening. The commute to Business Bay or Downtown Dubai is often estimated at 35 to 45 minutes during peak hours.

04A bit of history

The Greens was launched by Emaar in 2001, with the first phase completed in 2003, making it one of Dubai's earliest freehold residential communities. That first phase consisted of 40 five-story apartment buildings, grouped into 10 clusters.

As demand grew after completion, the residential towers of The Views were built next, across the lake. These towers face the 36-hole Emirates Golf Course and the lake in between.

How are these measured?

Compared against the Dubai neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
