01First impressions

Jumeirah 1 residents mention seeing families out for evening walks and kids riding bikes. This neighborhood sits between the coast and Al Wasl Road, mostly villas with just a handful of low-rise apartments.

The villas are mostly for rent only, not for sale, with gardens and private parking, and many have private pools. The strip along the coast is resorts and hotels, nearly full during holidays.

La Mer by the beach is Meraas's retail and dining area; sources disagree on whether it counts as Jumeirah 1 or Jumeirah 2, but this neighborhood's boundary includes it.

02What works

You'll find supermarkets like Carrefour and Spinneys along the main roads, plus a few small grocery stores on the side streets. There's Mediclinic Al Bahr for a clinic, and Mercato is the mall in this neighborhood.

Schools include Jumeira Baccalaureate School and Al Shorouq Private School. Most homes come with dedicated parking.

Going by our scores, greenery ranks 4th out of 20 neighborhoods in Dubai, and sidewalks rank 5th, both in the upper range.

03Heads-up

There's no Dubai Metro station here—the nearest one, Emirates Towers, is about a 15-minute drive away. Residents mention you need a car to get around, and during peak hours Jumeirah Beach Road and Al Wasl Road turn into stop-and-go traffic. Going by our scores, convenience ranks 13th, putting it in the lower-middle range in Dubai.

RTA awarded a contract on April 26, 2026 for the Al Wasl Road redevelopment, which will widen the road and build 5 tunnels, one of them at the Al Urouba Street intersection. The press release didn't mention the construction timeline or completion date; residents also note there's been more construction and heavy trucks lately.

04A bit of history

In the early 20th century, Jumeirah was a fishing village of about 45 huts made of palm fronds. Starting in 1960, it became the main residential area for Westerners in Dubai.

At the northern end, the Etihad Museum was built on the site where the 1971 federation declaration was signed, opening in December 2016.

05What's coming

After the Al Wasl Road redevelopment, each direction will go from 2 lanes to 3 lanes. The completion date hasn't been announced yet.

How are these measured?

Compared against the Dubai neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
