Dubai Festival City is a community developed by Al-Futtaim along Dubai Creek, with a mix of villas and apartments. Bayut calls it a family-oriented community with several schools and green spaces. Al Badia's 18-hole golf course is built right on the creek bank, and the community also has a 3.3-kilometer waterfront promenade along the water.
The residences are divided into several zones: Al Badia Residences is surrounded by gardens, Al Badia Hillside has Mediterranean-style houses, and Al Badia Living offers 1- to 4-bedroom apartments for rent. Marsa Plaza, a residential tower by the marina, also belongs to Festival City, but it falls outside this neighborhood's boundaries.
Going by our scores, cleanliness ranks 5th out of 20 neighborhoods in Dubai, and greenery ranks 6th. Bayut says most residences have dedicated parking, with apartments offering underground and street parking, while villas have at least two parking spots.
For shopping, there's Dubai Festival City Mall, which opened a new wing in 2017; the official website names IKEA, ACE, and Marks & Spencer, and Bayut also lists Carrefour. Nearby schools include Deira International School and Universal American School.
Think about your commute ahead of time: Bayut says no Dubai Metro line reaches it directly, so residents have to change to a bus at Emirates station on the Red Line. Going by our scores, everyday convenience measured by straight-line distance ranks third from the bottom out of 20 neighborhoods in Dubai.
The official website's FAQ states that these properties are "rental only".
Construction on the community began in 2003, with the first phase—Festival Power Centre and IKEA—opening at the end of 2005, and Festival Waterfront Centre opening in March 2007. The light, fire, and water show at Festival Bay premiered in December 2016.
Dubai's RTA has announced that the Dubai Metro Blue Line will open on September 9, 2029, and Gulf News's guide lists Dubai Festival City along Route 1.

Maps show the shops and the sights. What a street is like, you only know by walking it. TidyMap uses AI street imagery analysis and public facility data to turn each area's street environment and everyday convenience into something you can compare. Search an address and look at the street outside first.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. Street environment scores use AI assessments of imagery; convenience scores use public facility data.
