01First impressions

The Ichinoe Sakaigawa Waterside Park is a 3,200-meter waterway, with water drawn from the Shin-Nakagawa river, giving fish and insects a place to live. Its starting point at Ichinoe 1-chome and its endpoint at Funabori 7-chome are both outside this neighborhood, but a long stretch in the middle runs through the residential streets of this neighborhood; in summer there are three plazas along the way for children to play in the water.

It's about a 10-minute walk from Ichinoe Station to the waterway. The station is underground on the Toei Shinjuku Line, between Funabori and Mizue.

This neighborhood is centered on Ichinoe 3- to 8-chome around the station, with Edogawa 3- to 6-chome along the Shingawa river and the Kyu-Edogawa forming its southern edge. This long, narrow district covers 112 hectares, while the whole neighborhood comes to only 363 hectares, with a population of about 55,000 as of 2020.

02What works

Ichinoe 3- to 8-chome around the station are 0.1 to 0.9 kilometers from the station. There's a bus rotary on the east side of the station, plus bus stops along Kan-nana Street, and limousine buses that go directly to Haneda and Narita airports.

From our street photos, street cleanliness ranks 57th out of 395 neighborhoods in Tokyo, near the top — the highest-ranking category for this neighborhood. Greenery ranks 90th, also near the top.

03Heads-up

Public transit ranks 369th out of 395 neighborhoods in Tokyo, the weakest category for this neighborhood. The whole neighborhood has only one station, Ichinoe Station, and the farthest boundary is 1,714 meters from the station.

Edogawa 3- to 6-chome, on the southern edge, has no station of its own, and about 80% of rental listings there list Ichinoe Station as the nearest station.

TidyMap calculated this itself using the Geospatial Information Authority of Japan's flood inundation hazard map (maximum assumed scale), taking a sample point about every 40 meters within the neighborhood: excluding river surfaces and levees, almost all the sample points fall within the expected flood zone. About 60% are expected to see 0.5 to 3 meters of flooding, and nearly 40% are expected to see more than 3 meters.

Edogawa City says about 70% of the city's land is a zero-meter zone; in the event of a major flood disaster, in principle all residents are to evacuate to a wide area outside the city, with the decision made jointly by the Koto 5 wards about 3 days in advance. Edogawa City asks residents to check in advance what flood and inundation conditions to expect at their own homes.

04A bit of history

When Ichinoe Station opened in 1986, a bus rotary was built on the east side first, and banks, shops, and restaurants opened at the same time. The west exit came later: land readjustment began in 1993, and the station plaza was completed in 2005.

Edogawa, the town name on the southern edge, was established in 1938, when it was originally a single continuous stretch of land. Later, the Shin-Nakagawa river was dug through the middle of 4-chome, splitting the town into east and west sections.

How are these measured?

Compared against the Tokyo neighborhoods in this guide; metrics without enough data are not ranked. Shopping counts convenience stores plus the nearer of a supermarket or a traditional market (public and private retail markets); night markets, vendor zones and shopping-street shops are not counted. Transit is rail-first with a lower weight for buses.

TidyMap rates the street environment and everyday convenience. It does not assess the home itself, safety, noise or actual living experience. About data limits
